Multiple offer situations should not be scary. We hear far too many people express their fear of buying a home today because they might compete against other offers.

We understand that the thought can be stressful... Yet, isn't that why you hire us? The answer should be YES!

Over the past month, we've helped 6 clients WIN in multiple offer situations. In fact, our clients have literally 6 wins in the last 7 multiple offer situations. While we can't win them all, our clients win more often than most!

Do our clients have the advantage? You bet! Here's what we do to give our clients the advantage over the field.

1) Communication. We talk with the seller's agent to find out key items that are important to a seller that may not important to our buyers. For example, a recent buyer did not have to move right away and we found out that the seller was potentially going to have move twice since their permanent home was not going to be ready by the time their home closed. Our buyers offered a free leaseback for a few weeks, which gave the seller peace of mind. OUR CLIENT WON!

2)  Clean Offer. As a listing agent, I get to see SO many offers. Most, frankly, are not clean... small errors, loose timeframes, inadequate contingencies - you name it. Most of these are not deal killers by any means. Yet, when judging offers, wouldn't you choose to work the one that looks the most professional? Wouldn't you have the confidence that the buyer behind the clean offer would be the best to work with? Probably so! And, we've been told that the "cleanliness" of our offer has put our clients over the top. OUR CLIENT WON!

3)  Personal Letter. Real estate is an emotional process. Yes, it's our job; and yes, getting the most for your home is extremely important. Yet, we know that sellers and buyers are people and since we work with AWESOME people, we want the seller to know a little about the folks that will be buying their home. Our clients write a little introductory letter giving the seller insight into our clients' lives. Nothing crazy or long, just a short, personal note. Our clients have melted many a seller's heart! We were told - just this past month - that our clients' offer was not the highest, yet our clients were chosen because the sellers fell in love with them through the letter and wanted them to win their home. OUR CLIENT WON!
