Showings on our listings have remained consistent, and we are seeing a noticeable wave of motivated buyers who want to secure a home before the year closes. There are several reasons why this timing matters more than many realize.

One of the most valuable advantages of buying before December 31 is the ability to claim your homestead exemption. This exemption provides a significant reduction in your property tax burden, but it only applies if you close on your home during the current calendar year and plan to use the property as your primary residence. Missing that window can mean waiting an entire additional year to benefit from the savings.

Buyers are also finding that pricing today is more favorable than it was at this time last year. Combined with interest rates settling in the low to mid six percent range, the current market offers a level of affordability that many were not expecting.
